Lot Forsythe Road, New Minas, NS (MLS® 202626130)

Lot Forsythe Road, New Minas, NS (MLS® 202626130): Welcome to 123 acres of exceptional potential at Forsythe Road, ideally situated in a desirable rural setting just minutes from downtown New Minas and the many amenities of the Annapolis Valley. Featuring C6 zoning, this substantial parcel offers a range of possibilities for future development, making it an attractive opportunity for investors or developers. The property showcases a varied natural landscape of mixed hardwood and softwood forests, small natural clearings, and established pathways throughout. Subject to municipal approvals, the property allows for large-scale, comprehensively planned business areas vs the traditional as-of-right building. Instead of a single “big box” store, the C6 framework favors master-planned retail clusters. Mixed-use commercial and residential communities may be possible. Kings County is prioritizing housing diversity. By using a development agreement, a C6 parcel can be proposed as a mixed community featuring multi-unit residential buildings built adjacent to or above business and government offices, childcare centers, or medical clinics. This remarkable 123-acre property combines a convenient location, significant acreage, and exciting long-term possibilities in a sought-after area of the Annapolis Valley.
